One-bedroom apartments in Kelowna have jumped in price, says a rental-listing website.
Kelowna moved up to seventh place for most expensive rentals in the country at $1,990 a month after posting the highest monthly increase at 5.9%, said in a monthly report, released Friday.
Kelowna鈥檚 rents have risen 4.7% in the last year 鈥 second highest rate in the country, said Zumper, which analyzes its online listings to put together a monthly report.
Another online rental site, however, says Kelowna’s rents are declining. says Kelowna’s one-bedroom rents dropped 3.8% in the last month and 6.9% in the last year. Two bedroom s are down 0.9% and 6.7%.
Rentals has the Kelowna one-bedroom average at about $100 less than Zumper. The two companies are closer on two-bedroom rates.
The average one-bedroom rental in Kelowna last month was $1,893 and two bedroom $2,311, Rentals calculated.
According to Zumper, an average two-bedroom unit last month rented for $2,380 鈥 also seventh most expensive in the country.
Zumper said the most expensive place in Canada to rent was Vancouver at $2,520 a month, followed by Burnaby, Toronto, Victoria, Halifax and Ottawa.
Rentals has Kelowna in 25th spot. Its list breaks out many more Toronto and Vancouver suburbs than Zumper does.
鈥淎fter nine months of decline, rents in Canada (are) still 12% higher than three years ago,鈥 the Rentals report says.
Zumper said rents across the country have been flat or declined over the last year, in many cases.
In its fall report, the said rental market conditions across Canada鈥檚 large urban centres remained tight despite some growth in supply
鈥淭he average vacancy rate for purpose-built rental apartments rose to 2.2% in 2024 from 1.5% in 2023, remaining below the 10-year historical average of 2.7%,鈥 the report said.
The CMHC looked at market conditions in several major cities, but not Kelowna.
